THIS AGREEMENT made the ………………… in ……….., between NAME OF THE LANDLORD___________________ of ………. (hereinafter called “the Landlord”) on the one part, and NAME OF THE TENANT____________ of ………. (hereinafter called “the Tenant”) on the other part, witnesses as follows:-

  1. The Landlord leases to the tenant and the tenant takes on the lease of an office at the premises situated at ADDRESS OF THE PROPERTY
  2. The rent is EUR ___________ per month payable on the first of each month with seven days grace.
  3. The period of the tenancy is one year commencing from the START DATE OF THE LEASE _________th day of ________ …. with the option of renewal for a further period of one year under the same conditions and stipulations.
  4. The leased premises will be used by the tenant as offices only.
  5. The tenant is not permitted to sublease, assign or permit the use of the leased premises by third parties without the prior written consent of the Landlord.
  6. The tenant is not entitled to make any alterations, additions, constructions or repairs on the leased premises without the prior written consent of the Landlord. Any such alterations, additions, construction or repairs on the leased premises will be made at the expense of the tenant and after the termination of the tenancy will become the property of the Landlord without any obligation on his part to indemnify the tenant.
  7. The tenant at the end of the tenancy is obliged to deliver up free and vacant possession of the leased premises to the Landlord in as good condition as he had taken possession of the same at the beginning of the tenancy, except usual wear and tear.
  8. The tenant will pay the expenses for the supply and use of water and electricity to the leased premises as well as other common expenses, if any.
